Heritage Oaks at Tradition
Architectural Review

Dear Home Owners,

According to our documents, The Architectural Review Committee (ARC) must review any exterior changes or modifications to the property of a Member of the Association prior to the commencement of any work. These include but are not limited to: fences, screen enclosures, gutters, pavers, plantings, hurricane shutters, painting, etc.

WHY DO WE NEED ARC APPROVAL?

We moved into a gated HOA community for a variety of reasons. One of the reasons is that there is some uniformity within the community and the property within the gates is well maintained. We actually paid more to live within the gates of Heritage Oaks. We could have bought a similar sized home for less on the other side of I-95. The rules and regulations of our community are spelled out in the Community Documents. We were all given a copy of the documents at closing.  You can view them at heritageoakshoa.net.  Before anyone complains about the ARC restrictions in our documents ask yourself the following questions.

Would you want your neighbor to paint their house purple with yellow trim?

Would you want your neighbor putting up a clothesline in their backyard?

Would you want your neighbor to construct a shed in the backyard that was an eyesore?

How about a 6-foot stockade fence that blocks your view?

Would you want unlicensed or uninsured contractors in our neighborhood?

I think you get the picture. Any ARC restrictions are for your benefit. It could only help our property values.

The official Architectural Approval Application form can be found at our website www.heritageoakshoa.net or picked up from Scott Montagna at our clubhouse M &F 8-10 am, W 1-3 pm.  The approval process will be completed within 30 days or less from the time we receive the completed package. By using e-mail the process could be even faster.   Email us at: ARC@HERITAGEOAKSHOA.NET  or Carrie Voltz at: Carrie@BristolManagement.com.

Sincerely,

Phil Cooper

ARC Chairperson
